Sanctuary of the Swan, a Hotel Alternative

Welcome to ECO Sanctuary of the Swan, a whole home Hotel (a hotel alternative) and a tiny farm dating to 1906, a place of peace, respite and tranquility for the weary traveler. 


Our Mission:  To provide a respite for the human spirit and for wildlife. To provide a 5 Star Hospitality experience for all of our guests. To provide a healthy stay for you and your family, free of VOCs (volatile organic compounds).  We clean deeply without chemicals every time.  Your health matters.  


Our lovely Guests enjoy the peace and quiet that we we offer.  Therefore,  we reserve the right to decline or stop a reservation when aggressive behavior, misrepresentation etc.  Poor behavior does not equal refund.   All Guests sign this Rental Agreement upon arrival.  


Rules for Peaceful Stay:


1.Liability & Safety: Guests are invited to attend swan & koi feedings inside the Sanctuary along with a member of staff.  Please let us know when you wish to attend.  Guests, adults, children and dogs have free access to areas above gates into tiny Nature Sanctuary on both sides of the main farmhouse.  Guests have access to the yards, main parking lot, a large stone front porch for hanging out, private balcony at Cabin for Cabin rental.

2. Children:  Children are welcome at swan & Koi feedings accompanied by parent.  The area offers skate park, ice cream parlor, horseback riding & hiking, rock climbing only 2 miles away, 2 amusement parks, historic train rides, carousel, etc. We provide highchairs, port-a-crib $25 and soothing sound machines.  No glitter, thank you.  Parents, please contact us prior to booking with ages of your children so that we may make your stay special.  Children remain with their parents.  Children may not play in halls, stairs or doorways, it is a danger.  Please remove diapers to trash daily.   Parents supervise their own children.   Children are limited to two per home, one adult per child. The Design apartment does not accommodate children under the age of 5.  

3. Smoking & Damage: All accommodations are Non-smoking inside, but smoking is permitted everywhere outside.  Inside smoking, vaping, etc causes large losses not covered by insurance.  Please ensure that butts are picked up and smoking is not done right outside of doorways.  NOTE: Smoke damage is not covered by any insurance policy that Guests may purchase as it is considered "intentional damage".  Smoke is impossible to remove, and we have other Guests arriving.  Guests are responsible for incorrect malicious negative reviews written online or told to other intended to harm our small little rescue.   If you should accidentally damage something during your stay, just talk to us.  We are all human.  We understand.

4. Dogs: We LOVE all dogs and they are very welcome in all accommodations except our Swan Sanctuary Luxury, the LUX.  We provide dog kennels and accept 1-2 vaccinated & house broken dogs over the age of one.   We cover furniture, sanitize, clean and fumigate, price $150.  Dog owners, contact us PRIOR to booking.  Due to insurance companies, we do not accept all breeds, i.e. Pitts, none at all, Bull Mastiff or Akitas.  We require the top sheet of your veterinary paperwork for age & updated vaccines PRIOR to check-in.   Like a hotel, your dog may be left alone providing he or she is inside a kennel, your dog has acclimated & you will return in a reasonable period of time.  They may not bark uncontrollably while you are away.  If you plan to be away longer, make arrangements, in advance, so your pup is comfortable.  (Dog sitting may be available.  Just ask.)  There are 2 yards for dog walking.  Leash dogs outside & in common areas. Pick up poop, take your pup outside at least 3 times each day.   Owners required to sign a statement that your pup is potty-trained and is not aggressive (below) for insurance purposes as well.  Your dog may not enter the Swan Rescue area.   We do not accept any other type of pets. Owners must identify their dogs as pets SDs or TDs prior to booking, which does take a great deal of time to prepare for.  All bedding, furniture coverings, etc. are provided for each dog stay.  We remove every piece of hair that goes up walls & throughout each home to prepare for the next guest.   Dog owners with an ESA do not have to disclose this information for us to accept your dog.  We gladly accept Service Dogs, TD, ESAs & pets.  But, we do not provide free services for your animal.  Owners requesting free services are subject to additional questions and discount limitations. 

Unauthorized & unapproved dogs or pets – An emergency cleaning crew will remove cat & dog dander and hair at a cost above $1,000.  Damaged items including leather furnishings, hard wood flooring, antique furniture, wooden doorways, walls, etc. will be repaired at your expense.  Cat damages easily exceed $10,000.

5. Quiet time is 24 hours per day due to the number of people who work remotely and varied sleep schedules.  Please respect all.  The Lux Apt is in close proximity to dogs.  Please do not reserve this apt if you are here to work from home or sleep during the day.

6. Trash & Recycle: Remove all, including open bottles daily.  Trash is along the street.  Recycling is along the driveway.  Trash bags are provided for you.

7. Well & Water: We use an extensive filtration system to ensure top quality water for you.  No chemical soup here.  We choose occasional discolored water from a well, as we know what is in our well, to chemical soup.  Our system uses 2 large, 10 yr filters, 1-micron & 5-micron filters. Still, you may see a trace amount of yellow from iron in our water due to storms that travel through our well.  We provide a Britta as well.  If you run the water excessively in an attempt to remove iron, you are drawing the iron up into the well to damage it.  Please respect our Mother Gaia.  The Cabin has a hot water limit of 5 minutes due to new California standards.  It will take 5 min? in between for recovery period.  (We are limited to resources available to us.)

8. Fighting: No fighting, loud arguing, or violence.

9. Communication & Responsibility: Communication is key to any interaction.  It can’t be done without you.  We can’t read your minds.   Guests booking through Airbnb are required to communicate through Airbnb.  All Guests have the responsibility of communicating clearly and timely every day.  You are responsible for the actions of everyone in your party.  It is your responsibility to notify me of any issue that may arise during your stay concerning your services, accommodation, another guest, etc.  We can only resolve a situation if it is brought to our attention.  

10. Respect: Respect the rights to peace & quiet enjoyment of ALL others, including your Host.  If you need anything, please let us know.  Few things are an emergency after 9pm.  We have no concierge.  We will do our best to assist you & your concerns.  

11. ID & Security: Present Govt ID when you arrive.  We keep a copy of it for your security and safety during your stay.   It is destroyed when you leave.

12. Arrival: No initial arrivals after 10pm.  We do not want to disturb other Guests. 

13. Utilities:  We are an ECO Nature Reserve.  Please use bins in sinks while washing dishes vs letting water run.  Water is a limited resource.  A/C units, heaters (cabin), tvs, lights, etc. should not be left running unless essential for comfort.  Guests may not run air conditioners, heaters (cabin), tvs, lights, water, etc. while not in residence or continually.  It will burn out compressors on motors in air conditioning units.   Guests may be fined up to $30 per day for running A/C units and other electrical utilities continually while not in residence or be charged with replacement cost.  All kitchens have Fans.  We also provide sound machines.  Please do not run any utilities or appliances unless necessary.  Please remember our Mother, Gaia.  

Kitchen and bath exhaust fans remove odors.  They are not white-noise machines. If run constantly, they only serve to remove all heat and air conditioning from homes.  Guests may be charged up to $30 per day for doing so.  Again, the ECO thing.

Heat – The apartments do not have the ability to regulate their own heat as the Cabin does.  The building heat is set between 65-70 for all apartments.  We are an ECO tourist destination.  We will not provide space heaters either.  Instead, we do provide lots of fuzzy blankets, throws & sweaters.  Please put on a sweater.  Our children & grandchildren thank you.

14. Appliances: No additional appliances may be brought into our rentals without our permission.

15. Security: Lock your doors.  Your security is important.

16. Safety: Use lights on all stairs, indoor & outdoor, after dark.  Safety 1st please.

17. Pay It Forward Cleaning:  Guests, please put towels in laundry basket, wash dishes & leave used dishes, pots & pans, etc. out for sanitizing. Please wipe down any used counters & appliances.  Guests take out trash and recycle.   Guests take all belongs and food home.   If you’re unable to complete these tasks due to time constraints, just let us know in advance.  Our cleaning crew can chip in.  They can wash your dishes, clean the microwave, remove food, etc at a rate of $30 per hour.  The actual cost of cleaning each home is $150.  Your choice always.  Advance notice is required though.  We use no chemicals or VOCs to clean our homes (ECO).  Guests may not bring toxins in.  We thank you.

18. Plumbing: Guests may not flush wipes, "flushable wipes", baby wipes, feminine products, ice packs or any inorganic matter down drains. Pipes date to the 1930's. Guests may not clog sinks or tubs by removing strainers.  Guests may not alter plumbing fixtures. Guests will be responsible for emergency plumbing repair for flushed prohibited items, altered plumbing fixtures and clogged drains.

19. Vehicles: One car per guest or couple.  If you need an exception or have an oversized vehicle, please contact us in advance.  2nd vehicles are $10 per day if no prior arrangements are made.  

20. Candles: No open flames.

21. Storage: Large item storage is available.  Please contact us in advance of reservation.  

22. Injury: No unsafe actions of any kind that can result in injury to yourself, others or damage.

23. Additional Guests:  Additional guests are fine, providing you have made us aware so we may authorize the visit.  Your Guests stay at a cost of roughly 9. per evening + $25 bed set up charge.   Unauthorized Guests are charged $50 per evening per guest.  

24. Emergency: In case of emergency, call 911.

25. Weapons & Illegal Activity: NO weapons, illegal drugs, or illegal activity of any kind, including misrepresentation and fraud.  Mail delivery to our address is fraud.

26. Mail: No mail delivery, grocery delivery or fast-food delivery.  It disturbs guests.  Thank you.  Speak to us about Package delivery 

27.Check-out: Checkout time is at 11:00am unless you have made other arrangements.  Checkout after 12pm, will require an additional day charge.  

28. STR: Please note that your stay here does not constitute, imply, or form a lease.  We provide Short Term Rentals or STR’s, less than 60 days only.  Guests who live locally and/or with no permanent address are subject to stay limitations of 28 days.  Travel medical personnel are limited to 100 day stays.  We are not landlords. You are not a tenant when you rent an STR.  You cannot make an application for an apartment or home by renting an STR. You will not be given an option to continue your stay here as a tenant.  Your stay will not convert to a lease.

29. Snow & Ice: Just like Home.  We shovel or snow blow around your vehicles, not next to them.  We can’t work in the dark or clear your vehicle.

30. 3rd party services - We provide all utilities during your stay.  We are not the provider of these services.  We will intervene when necessary to ensure that you receive the highest quality services available.  

31. Laundry & Linens: We provide the finest luxurious towels & pillowcases available that sanitize as they touch your skin by Norwex.  But, they can’t be exposed to chemicals like fabric softener or commercial laundry soap.  We provide laundry soap.    A coin opp laundry room is here for Guests staying one week or more.  We can also provide an additional set of towels for you at a cost of $25 for a fresh set of towels or sheets.  

32. Plant: Make no physical alternations to buildings, inside or out, including furnishings, equipment, plumbing, internet, doors, windows, etc.

33. Commercial Photography: We provide Location Services with our swans & pond.  They are an absolutely perfect background for your engagement photos.  Commercial photographers welcome.  However, advance notice and grounds preparation is required.  Please have your photographer contact us in advance.

34. Nature: We are a little nature farm. A stink bug, ant or mouse, etc may enter the property.  One hair may fall from our cleaner’s clothing.  Contact us right away.  No need for you to clean.  Enjoy your vacation.

35. Special Requirements: We must know your wishes about any special needs prior to your stay including special parking, daytime sleeping or no contact check in. 

36. Cleaning & Sanitizing:  When you arrive, please ensure that there was nothing missed by our cleaners.  It is your responsibility to contact us.  We will certainly make it right.  You have our 5* ECO clean guarantee.


I agree with these Rules for a Peaceful Stay.

I will be responsible for my children.

I will be responsible for my dog.

I agree not to enter the Sanctuary without a member of staff.

If I enter the Sanctuary, I do so at my own risk.   I agree not to hold Sanctuary of the Swan, it’s owners or staff, liable for any injury that may result.
